Residential Resale Inspections
Our full TREC Standards of Practice inspection for pre-purchase and pre-listing inspections of existing homes as part of a real estate transaction. Covers structure, roof, attic, electrical, plumbing, HVAC, appliances, and every system required under TREC. Same-day digital report with photos, prioritized findings, and a follow-up call to walk through it.

New Construction Phase Inspections
Independent oversight at each critical stage of new construction — before defects get buried under concrete, drywall, or finish work. We follow the same TREC scope at every phase that supports it, plus enhanced structural protocols at the foundation phase to catch what a standard inspection won't.
Phase 1 — Foundation / Pre-Pour Inspection
Performed before concrete is poured. We verify form boards, beam depths, soil bearing, vapor barrier, rebar or post-tension cable installation, and all buried utilities — every element that gets sealed permanently under the slab.

Phase 2 — Pre-Drywall Inspection
Performed after framing, rough mechanicals, and roof structure are complete — but before insulation and drywall go in. The last chance to inspect framing, electrical, plumbing, HVAC, and roof structure while everything is still visible.

Phase 3 — New Build Final Inspection
The full TREC inspection on a finished home, before you take ownership of every defect. This is the inspection that protects your closing — performed with the same scope as a resale inspection, with added focus on builder workmanship and final-walk punch items.

11-Month Warranty Inspection
Performed in the eleventh month of homeownership — while your builder's first-year workmanship warranty is still in force. We document settlement, system performance, and warrantable defects that have emerged since you moved in, giving you a clean punch list to hand the builder before coverage expires.

Multi-family pricing is based on the square footage of the largest individual unit, plus $200 per unit for units 2 through 4.
Travel
Inspections within 25 miles of New Braunfels (78130) include all travel at no charge. Beyond 25 miles, a mileage fee of $0.725 per mile applies. We serve the I-35 corridor from San Antonio to South Austin and most of the surrounding Hill Country.
